+Is ownership at the Aspen Club Residences an interest in real estate?
Yes. Each owner will own an undivided, deeded, fee simple interest in real estate. Ownership is evidenced by a real estate deed, recorded in the county records, and insured by a title insurance policy. The deeded 1/12th undivided interest can be financed, willed, placed in a trust, or owned by a separate legal entity, such as a corporation.
+Are the Aspen Club Residences a timeshare development?
No. The Aspen Club Residences is a Private Residence Club, owned and enjoyed much like a private country club membership.
+How is title conveyed to the owner?
Each owner receives a deed, a fee simple title to a shared ownership fraction of an Aspen Club Residence and to an undivided interest in the Aspen Club Residences common areas at closing. Owners also receive an ALTA title insurance policy issued by a nationally recognized title insurance company.
+How many shared ownerships will be sold?
Ownership is limited to the number of Residences in your Residence type for each month of ownership. As a result, ownership shares will be very limited for all Residence types.
+Do owners have full access to the Aspen Club?
Absolutely. All residential owners will be privileged members of the world-renowned Aspen Club. They will enjoy all of the state-of-the-art facilities and leading edge programming provided by the Aspen Club.
+What amenities are available to owners of an Aspen Club Residence?
Ownership at the Aspen Club Residences entitles you to enjoy the ease and distinctive comfort of living in the world-class resort of Aspen with nothing to do except what you want to do. Everything else is taken care of.

+How many residences are being built?
There will be a total of 20 residences created at the Aspen Club.
There will be ten, two-story, Three-Bedroom Townhome Residences, and four, Four-Bedroom Townhome Residences located along the banks of the Roaring Fork River and within the Aspen Club Campus. There will also be six, single-level, Four-Bedroom Club Residences located within the new Aspen Club that will be offered for sale in the near future.
Sophisticated, elegant furnishings, fixtures, and finishes will highlight each Residence.
+What is the Ownership Usage Program for the Aspen Club Residences?
There will be three distinct Residence types offered, and as such, there will be three distinct sales offerings: Four-Bedroom Townhome Residences, Three-Bedroom Townhome Residences, and the Four-Bedroom Club Residences.
The Fractional Use Plan offering will be a 1/12th fraction based on monthly ownership and use. The months of January, February, March, June, July, August, September, and December will be offered for ownership.
The Fractional Use Plan for each Owner will rotate through their residence type inventory. A Four-Bedroom Townhome Residence Owner will always stay in a Four-Bedroom Townhome Residence, a Three-Bedroom Townhome Residence Owner will always stay in a Three-Bedroom Townhome Residence, and a Four-Bedroom Club Residence Owner will always stay in a Four-Bedroom Club Residence.
+Will I always stay in the same Residence?
Not always. You will rotate through the inventory within your Residence type. Each Residence will be similarly furnished and feature spacious floor plans, luxury appointments, and impeccable detailing. Owners may request a specific Residence, and this request will be granted when possible, according to the Reservation Policies and Procedures.
+Who is able to utilize my ownership inventory?
Owners, their immediate family, and designated guests can stay as often as they wish during the months in which you have purchased ownership. This is your home to manage your use as you like, just like any other second home real estate asset.
+What kinds of guest privileges are included in ownership?
Owners may invite guests on an accompanied or unaccompanied basis subject to the Reservation Policies and Procedures.
+Can a corporation, partnership, or LLC own a Residential Interest?
Yes. A corporation, partnership, or LLC can own an interest in an Aspen Club Residences. The legal entity of the interest annually will need to identify a specific person to be the Principal Owner with all the rights and privileges of Ownership.
+Is there a short-term rental program for the Aspen Club Residences?
Yes. The Aspen Club Residences will have a proactive, short-term rental program.
The program will be similar to the one utilized at the Residences at The Little Nell. Details of the program are being finalized.
+What will the annual Homeowner Association Dues be for owners of an Aspen Club Residence?
Each Residence type and ownership month will have an HOA due assessed based on livable square footage and the costs associated with the management and implementation of the annual HOA budget.
+What is covered within my annual Homeowner Association Dues?
The annual HOA dues cover the typical costs of maintenance, professional management, and operations of all the Residence facilities and amenities. These fees provide funds for staff salaries, supplies, interior maintenance, exterior maintenance, landscaping, window washing, trash removal, legal and accounting fees, fuel, utilities, insurance, cable TV, telephone service, and Internet service.
A substantial capital reserve fund for necessary replacements of residences' soft goods, furniture and finishes, and common area upgrades will also be established.
+Who controls the affairs of the Aspen Club Residences?
An owner-elected board of directors will control the affairs of the Aspen Club Residences including the establishment of the annual operating budget.
+Are there other Private Residence Clubs at prestigious resort locations?
Yes. Residence clubs are one of the fastest-growing segments of the luxury vacation home industry. Affluent buyers at premier destinations such as Aspen, Vail, Telluride, mid-town Manhattan, Scottsdale, Cabo San Lucas, St. Bart’s, and Napa Valley have enthusiastically embraced the ownership concept offered by residence clubs.
+How environmentally sensitive will the project be?
The Aspen Club Residences will utilize innovative designs, construction techniques, and programs that will feature sustainable or green resources and materials that are energy-efficient, with the overall development goal of meeting or exceeding all of the Aspen Area Community Plans sustainability goals and Leadership in Energy and Environmental Design guidelines.
Construction of the Aspen Club Campus continues progressing on schedule.
The unseasonably warm February provided both great benefits as well as some challenges for the construction team at the Aspen Club. While snowfall was limited, there was a rare occurrence of a thaw in February that left a good bit of the site mired in mud. Despite these conditions, work continued to progress on schedule.
The interior mechanical, electrical, and plumbing rough-in work continued in Residences 1–5, and the exterior riverfront decks started to take shape with the installation of waterproofing on these surfaces. The upper levels of Residences 6–10 were framed out, roof structure framed, and initial roofing materials put into place. The framing of the lower and main levels of Residences 6–10 are completed, and the upper levels are beginning to take shape.
The site retaining walls are being installed between buildings. The site elevator and stairs are being formed and poured to connect the main Club site level to the Residences and down to the Roaring Fork River. Perimeter foundations for the new Club building are being placed in anticipation of pouring walls in early March. The interior of the Club demolition is nearly complete, and excavation continues in that area to get to the foundation level for the Great Space.
A great deal of work accomplished at the Aspen Club Campus, despite snow.
A great deal of work was accomplished at the Aspen Club Campus despite one of the snowiest January months in recent history. Construction crews averaging close to 80 workers a day weathered the constant snowfall and made great efforts to keep the project on schedule despite the challenging conditions. The roofs on Residences 1–5 are completely framed, with roofing materials being installed. Exterior sheathing on this building just completed the “dry-in” process so that mechanical, electrical, and plumbing can continue to progress.
The upper levels and roofs on Residences 6–10 are being completed with the next major stage being the exterior sheathing. Then, the mechanical, electrical, and plumbing efforts will move forward. The main level deck and walls are being framed on Residences 11–14 with a goal of topping out this building in mid-to-late March.
Site work continues with the installation of site retaining walls between the buildings and the Club. Major underground systems are being completed in the Residences area, which will allow further work on the site retaining walls, stairs, and elevator. All this work will continue into March as the site starts to take shape.
The Club demolition is nearing completion so that the foundations and underground utilities can begin as a part of the reconstruction effort.
Construction of Aspen Club Campus continues on schedule.
Despite the typical holiday season challenges and the recent shift to winter with significant snowfall, construction continues at the Aspen Club Campus. Roof Framing has been completed on the first five Residences. Currently, workers are focused on the initial stages of “dry-in” so that interior electrical and mechanical systems can begin to be roughed into place. Exterior sheathing will continue through January.
The first floor of the second five Residences has been framed in and work continues on these Residences to prepare them for upper level framing. Weather has hampered the progress on the final four Residences but with the foundations and waterproofing completed, there will be a shift toward framing.
The Club itself is hardly to be recognized. Demolition is nearly complete with the next steps being the installation of foundations and mechanical systems. Finally, site work continues as the Club begins to tie in the extensive ground well system that is the backbone of the Club’s environmental commitment. This system will allow for reduced energy consumption while still providing a comfortable climate for Club members and Residences’ owners.
The Aspen Club Campus is quickly coming to life.
A positive result of the extended mild fall season this year in Aspen is that the construction progress at the Aspen Club Campus continues daily with impressive results. The first five Townhomes, representing two, Four-Bedroom Residences and three, Three-Bedroom Residences of inventory are now fully framed in and are beginning to represent the actual presence of the Residences’ floor plans. Roof framing on this first pod of Townhomes has also begun and will be completed within the next few weeks.
Framing has commenced on the second pod of five Townhomes, and this inventory should be roofed in by late January, and the basement framing of the last pod of four Townhomes has also begun.
The crown jewel of the Aspen Club Campus, the Aspen Club, has been completely gutted, and we are beginning to bring the new Aspen Club to life.
Construction at the Aspen Club has been proceeding well.
The majority of the access and infrastructure work has wrapped up, including site work, grading, deep utilities, and sixty-eight geothermal wells.
On July 6th, the next phase of the project was launched, which is prepping for foundation work, starting the internal demo of the Club itself, putting in foundations, and the commencing on the building of the first 14 Aspen Club Residences along the banks of the Roaring Fork River.
We expect to finish the Residences’ construction in the next 15 months.
